  • You may combine multiple properties to reach the AED 2M threshold
The 2022 regulatory update removed the previous condition that the property must be fully paid — meaning a mortgage property now qualifies based on the amount already paid.

How to Apply

The application process is straightforward and can typically be completed within 2-4 weeks:

  1. Obtain a No Objection Certificate (NOC) from the Dubai Land Department confirming your property value
  2. Apply through the Federal Authority for Identity, Citizenship, Customs & Port Security (ICP) portal or the GDRFA Dubai app
  3. Submit required documents: passport, title deed, health insurance, Emirates ID application
  4. Complete biometrics and medical fitness test
  5. Receive your 10-year Golden Visa
